Lost Dog

on SW 12th court- short brown hair about the size of a golden retriever- answers (perhaps) to "puppy" belongs at 612 SW 12th Court- ran out and was lost during storm- she is afraid of lighting but is sweet - please help bring her home.

Real Estate Market Update

Here are Broward county Stats for the month of June 2011. Inventory continues declining in all categories. Percentage of market that is distress sale (REO and Short Sales) is down; percentage of market that is normal sale is up. Normal sales are hot. Closings are up as well.

Single Family Homes (RE1)

Total Homes for sale 6,584 (read taken Jul 19)(down from 6,812 mid June, 7,172 mid May, 7566 mid April - 7877 in mid March)

1,316 Single Family Homes closed in June (up from May 1,161)

of those

360 were REOs (bank owned)
233 were short sales
673 were normal sales (would you look at that.)
50 were not properly identified in MLS (Multiple Listing Service)

only 46.8% if our SFR market is distress sales. That's definitely an improvement. (51.7% last month, 50.5% in April, 54% in March, 58% in Feb)

New Swales for Croissant Park


Subject: Swale Program Croissant Park

Dear Mr. Cook,

The City is interested in expanding the swale program to the Croissant Park Neighborhood. I was hoping you could share this information and forms with the residents as the Civic Association President. Attached is a swale agreement form that can be filled out by residents. The City will swale the easement area at no cost to the resident and lay fresh sod when completed. Below is additional swale information.


One of the major contributors to good stormwater management is a properly designed and functioning swale. A swale is a long narrow depression, which varies in depth from six inches to a few feet and is typically wider than it is deep.

Swales are designed to provide water quality treatment that will reduce pollution as well as control flooding during storm events. They collect rainwater, filter pollutants, control flooding, prevent erosion, and provide a drainage area for stormwater.

“Taxable Values drop 1.6% for Broward”

Dear Lori:

I own a local title company. When are the taxable valuations for Broward County finalized? I know you announced last year we may have finally seen the end of this real estate crash. Do we have any good news this year on our local housing market stabilization?

On July 1, our office released the 2011 Taxable Values Report. Last year we projected the 2011 tax roll values would “remain relatively flat” compared with 2010 values. Our numbers show the countywide taxable value dropping 1.6% to $126.4 billion. This is improvement from the 10.6% drop and 11.7% drop we experienced in 2009 and 2010 respectively.

Sales from the last part of 2010 and the first five months of 2011 indicate most areas in the Broward market continue to stabilize – with a few notable exceptions. We have seen values increasing in some communities around Broward. While this does not necessarily mean values will begin increasing overall in the coming months, it does indicate an end to the sharp slide in values of 2007 -2010. Obviously, any potential Broward real estate recovery is largely dependent upon national economic conditions. Another contributing factor has been the “robo-signing” scandal which forced a halt to most foreclosure lawsuits, and reduced the number of foreclosures in the short-term. A revival of these stalled proceedings could cause some decline in values in the coming year, if an influx of abandoned foreclosed properties are dumped on the market. Thus, our office expects to see the tax roll remain relatively flat for next year, or with a nominal decline, similar to 2011 tax roll.

Please keep in mind the 2011 assessments reflect the values as of January 1, 2011, as set by qualified sales of comparable properties in the January 2, 2010 through January 1, 2011 assessment period (with greatest weight given to 4th quarter 2010 sales). Likewise, the 2012 assessments will reflect the prices realized during the 2011 calendar year.

Minutes of the Croissant Park Civic Association Neighborhood Meeting -June 2011

The June Civic Association meeting was called to order at 7PM by President Steve Cook. The Pledge was lead by John McNamara. A quorum was determined to be present with board Members Cook, Rathburn, Russell and McNamara.


Captain London gave the updated crime reports and indicated that things had calmed down considerably- until the previous Friday when an attempt was made to break into three houses on the west side of 4th Avenue at 12th Court. Apparently damage was done in the attempt , but only one home was actually burglarized- the thieves were reported by a vigilant neighbor who did not recognize the Volvo in the driveway of one of the homes and thought it odd. The homeowners of one of the homes broken into were in attendance and spoke as did another homeowner from Park Road. A discussion was held regarding the Action Committee on crime and the need for neighborhood involvement.

One of the ideas proffered was block by block parties to get to know our neighbors which was enthusiastically endorsed with the commitment on the part of the board, providing that volunteers from individual blocks get involved, to pursue this over the summer.


A presentation was then made by a representative of Broward Bike Share who advised that coming this fall it would be possible to “bike share” in Fort Lauderdale, Hollywood, Pompano , Coconut Creek and other cities with more to follow. Details are available on the county web site www.Broward.org.


Steve gave a presentation on the proposed a) reopening and improvement of Eisenhower Blvd. through the port which was designed to relieve traffic off 17th Street and Federal and b.) the alternative which is to permanently close the road and have the city receive funds from the county for improvements to the Hall of Fame. A vote was held to determine support for the proposal for improvements and it passed with the majority of the opposition to the proposal being concerned with the cost of the improvements.


The next general meeting will be the last Tuesday of SEPTEMBER. The meeting was thereupon adjourned.
